What the symptom usually means

Most water heater calls start with one of five symptoms, and each points somewhere different. No hot water on a gas unit is often the pilot, thermocouple or gas valve. On an electric unit, it is usually a heating element or thermostat. Rumbling or popping means sediment has built up on the bottom of the tank. Rusty hot water often means the anode rod is used up. Hot water that runs out fast points to a broken dip tube, a failed element, or a tank that is too small for the house.

Water around the base is the one to take seriously. A leak from a fitting or valve on top can be fixed. A leak from the tank itself cannot, and that tank needs replacing before it lets go. If you are weighing the two, our water heater repair vs. replacement decision guide walks through it.

Leaking tank? Do this first

Turn off the cold water supply valve on top of the heater. For a gas unit, set the gas control to off or pilot. For an electric unit, switch off its breaker. Then keep water away from the gas burner and any outlets nearby.

Call us at 708-669-3570, day or night. We find the source of the leak, tell you whether it is a fitting we can repair or a tank that has failed, and give you the price before we start. For the full picture on costs, see our 2026 water heater cost breakdown for Cook County homes.

Replacement done to Chicago code

A new water heater is more than a swap. In Chicago, a replacement generally needs a permit, and we tell you up front whether yours does. On gas units, the vent has to draft correctly, which is a common problem in older homes where a new high-efficiency furnace left the water heater alone in a large masonry chimney. We also check the gas line, the expansion tank and the relief valve discharge before we leave.

Thinking about going tankless? It makes sense for some Chicago homes and not for others. Our guide to tankless vs. traditional water heaters explains the tradeoffs.

Water Heater Services FAQs

Common questions about Water Heater Services

A standard tank usually lasts about 8 to 12 years, and a tankless unit often lasts longer with regular descaling. Minerals in the water settle in the bottom of a tank over time, so flushing it once a year helps. If your tank is past 10 years and starts leaking or rumbling, replacement is usually the better use of your money.
Repair it if the tank is under about 8 years old and the fault is a part: a thermocouple, gas valve, element, thermostat or valve. Replace it if the tank itself is leaking, the unit is past 10 to 12 years, or the repair would cost a large share of a new heater. When it is close, we give you both prices.
On a gas heater, check whether the pilot is lit. If it keeps going out, the thermocouple or flame sensor is usually at fault. On an electric heater, check the breaker and the reset button on the thermostat. If either trips again, an element or thermostat has likely failed. If you smell gas, leave the house and call your gas utility first.
It depends on the type and size of the unit, gas or electric, tank or tankless, any venting changes, and whether a permit is required. We quote the full price, parts and labor, before any work starts, so the number you approve is the number you pay.
Yes. We repair and replace water heaters in commercial buildings across Chicago and Cook County. In a business we plan the work to keep downtime short, and we tell you before we start how long the hot water will be off.
A small drip from a valve or fitting is not an emergency, but it should be checked soon. Water pooling from the bottom of the tank is different: the tank is failing and can release its whole volume, often 40 to 50 gallons, into your basement. Shut off the cold supply and the gas or power, and call us any time at 708-669-3570.
